Electrical EICR Reports in Devon

EICRs for Landlords

For landlords, an Electrical Installation Condition Report (EICR) is more than just good practice — it is a legal requirement for most rented properties. Current regulations require landlords to ensure that the electrical installation within their property is inspected and tested at least every five years by a qualified electrician. The purpose of an EICR is to identify any defects, deterioration or potential electrical hazards that could put tenants at risk.

Beyond legal compliance, regular EICR testing helps landlords protect their investment and demonstrate a commitment to tenant safety. Electrical faults can develop gradually over time and often go unnoticed until they cause disruption, damage or injury. By arranging periodic inspections, landlords can identify issues early, reduce the likelihood of costly repairs and provide tenants with confidence that the property’s electrical systems have been professionally assessed.

EICRs for Homeowners

For homeowners, an Electrical Installation Condition Report (EICR) provides valuable peace of mind that the electrical system within the property remains safe and in good working order. While an EICR is not generally a legal requirement for owner-occupied homes, regular inspections are strongly recommended, particularly for older properties, homes that have undergone alterations, or properties that have not been electrically tested for many years.

An EICR involves a thorough assessment of the fixed electrical installation, including wiring, consumer units, sockets, switches, earthing arrangements and other key components. The inspection is designed to identify signs of wear and tear, ageing wiring, faulty installations or potential electrical hazards that may not be visible during everyday use. Any issues discovered are clearly documented within the report, along with recommendations for remedial work where necessary.

What is an EICR and do I need one?

An Electrical Installation Condition Report (EICR) checks the safety of your wiring, fuse board and circuits. Landlords are legally required to have valid certification, and homeowners are strongly advised to have inspections carried out periodically.

What is included with an EICR?

Our EICR’s are considered the most thorough and in-depth Electrical Installation Condition Report’s throughout East Devon and the surrounding areas.

Attached to our EICR’s you will find photo’s of:

    • Your incoming supply head and meter
    • Inside your Consumer Unit
    • Consumer Unit Cover on showing circuits
    • Consumer Unit Lid showing Test Sticker
    • Gas Bond Connection if present and accessible
    • Water Bond Connection if present and accessible
    • Your incoming supply readings, known as Ze and PFC
    • RCD/ and sample RCBO readings
    • A few sample circuit readings know as Earth Loop Impedance or Zs

We consider photo’s attached to our reports vital because not only do they offer proof that the EICR was carried out properly, they also offer protection. If a tenant tampers with the Consumer Unit or adds circuits without consent and a fault or dangerous situation occurs then the EICR with the photo’s provided act as evidence that at time of test these alterations or tampering were not present.

Do you offer free consumer unit servicing during your EICR?

During your Electrical Installation Condition Report when power to the Consumer Unit is isolated we carry out a full service on it.

This involved firstly and foremost ensuring all terminals inside the Consumer Unit are tight and secure. In our experience if there is ever a major problem with an Electrical Installation it occurs inside the Consumer Unit and is usually due to loose connections inside the Consumer Unit. Loose connections result in a much higher resistance which in turns causes heat, which can result in heat damage including potential fire damage.
Over time terminals can become loose so we take the opportunity to ensure all terminals inside the Consumer Unit are secure when power is isolated at time of test.

While power is isolated we mechanically awaken RCD’s and RCBO’s. Over time the mechanics within these devices can become sticky and sometimes seize due to inactivity. Normally attached to a Consumer Unit there should be a sticker indicating that the RCD’s or RCBO’s should be tested quarterly. Most times this is ignored hence the reason we carry out this procedure at time of testing.

How often should an electrical inspection be carried out?

Most domestic properties should be inspected every 10 years, or every 5 years for rental properties. Older installations or high-usage environments may need more frequent testing.

What happens if faults are found during testing?

If issues are identified, you’ll receive a clear report explaining the observations and recommended remedial work. Electra Compliance can advise on safe solutions and carry out corrective work where required.

Do you work with landlords and letting agents?

Yes – landlord safety certification, periodic inspections and compliance checks are a key part of keeping rental properties legally compliant and safe for tenants.

Can you diagnose ongoing electrical problems or tripping circuits?

Absolutely. Fault diagnosis involves methodical testing to locate underlying issues quickly, helping prevent recurring outages or safety risks.

Is electrical compliance only for older homes?

No. Even newer properties benefit from regular checks to ensure installations remain safe, meet current regulations, and haven’t developed hidden faults over time.

Our Electrical Compliance Branches Across Devon

Which areas of Devon do Electrical Compliance branches cover?

Electrical Compliance supports a wide range of locations across Devon, including Honiton, Exeter, East Devon and surrounding towns and rural communities. The branches listed on this page are designed to help visitors find information relevant to their local area while understanding the services available nearby. Because Devon covers a large geographical region with a mix of coastal properties, countryside homes and urban developments, having dedicated branch pages allows electrical compliance advice to be more specific and practical. Each location page highlights common electrical needs within that area, whether that involves periodic inspections, fault diagnosis or general electrical safety support.

Why are there separate branch pages instead of one single service area page?

Creating individual branch pages makes it easier for customers to find information tailored to their town or district while also improving clarity about service coverage. Electrical installations vary depending on property age and local infrastructure, so breaking the service area into separate locations allows Electrical Compliance to provide more relevant guidance. From a customer perspective, it also means you can quickly confirm whether your area is covered without needing to search through long lists of place names. These branch pages are regularly expanded to reflect growing service coverage across Devon.

Do all branches offer the same electrical services?

Yes, the core electrical compliance services remain consistent across all Devon branches. This includes Electrical Installation Condition Reports (EICRs), electrical fault finding and diagnosis, safety inspections and general compliance work. However, certain locations may experience different types of electrical issues depending on the age and style of properties in that area. For example, older rural homes may require more investigation into ageing wiring, while newer developments may focus more on upgrading consumer units or improving protective devices. The branch pages help explain these local differences while keeping service standards consistent.

How do I choose the correct branch for my property?

The easiest way to find the right branch page is to select the location closest to your property or the area where the electrical work is required. Each branch is organised geographically to make navigation simple, allowing homeowners and businesses to access relevant information quickly. If you’re unsure which location applies, choosing the nearest major town is usually the best option, as Electrical Compliance covers surrounding villages and nearby communities within each branch region. The goal is to make it straightforward for customers to find accurate local guidance without confusion.

Are branch pages only for homeowners or can businesses use them too?

Branch pages are designed for both domestic and commercial customers. Electrical Compliance works with homeowners, landlords, property managers and businesses across Devon, and each branch page reflects this wide range of clients. Whether you need an electrical safety inspection for a rental property, fault diagnosis for a workplace or general compliance support for a commercial premises, the information provided within each branch section is intended to guide you towards the right service. Having location-specific pages ensures that businesses operating across Devon can easily identify the nearest coverage area.

Will more Devon branches be added in the future?

Yes, the branches section is expected to grow as service coverage expands across Devon. New locations may be added over time to reflect increasing demand or to provide clearer navigation for customers in additional towns and districts. Updating branch pages regularly helps keep the website accurate while strengthening local visibility, ensuring customers can always find up-to-date information about electrical compliance services available near them.
