Do you offer free consumer unit servicing during your EICR?
During your Electrical Installation Condition Report when power to the Consumer Unit is isolated we carry out a full service on it.
This involved firstly and foremost ensuring all terminals inside the Consumer Unit are tight and secure. In our experience if there is ever a major problem with an Electrical Installation it occurs inside the Consumer Unit and is usually due to loose connections inside the Consumer Unit. Loose connections result in a much higher resistance which in turns causes heat, which can result in heat damage including potential fire damage.
Over time terminals can become loose so we take the opportunity to ensure all terminals inside the Consumer Unit are secure when power is isolated at time of test.
While power is isolated we mechanically awaken RCD’s and RCBO’s. Over time the mechanics within these devices can become sticky and sometimes seize due to inactivity. Normally attached to a Consumer Unit there should be a sticker indicating that the RCD’s or RCBO’s should be tested quarterly. Most times this is ignored hence the reason we carry out this procedure at time of testing.
What is included with an EICR?
Our EICR’s are considered the most thorough and in-depth Electrical Installation Condition Report’s throughout East Devon and the surrounding areas.
Attached to our EICR’s you will find photo’s of:
-
- Your incoming supply head and meter
- Inside your Consumer Unit
- Consumer Unit Cover on showing circuits
- Consumer Unit Lid showing Test Sticker
- Gas Bond Connection if present and accessible
- Water Bond Connection if present and accessible
- Your incoming supply readings, known as Ze and PFC
- RCD/ and sample RCBO readings
- A few sample circuit readings know as Earth Loop Impedance or Zs
We consider photo’s attached to our reports vital because not only do they offer proof that the EICR was carried out properly, they also offer protection. If a tenant tampers with the Consumer Unit or adds circuits without consent and a fault or dangerous situation occurs then the EICR with the photo’s provided act as evidence that at time of test these alterations or tampering were not present.

What is an EICR and do I need one?
An Electrical Installation Condition Report, often referred to as an EICR, is a detailed safety inspection of the fixed wiring system within a property. Rather than simply checking a fuse board, the inspection looks at the overall condition of circuits, earthing arrangements, protective devices and electrical accessories throughout the building. Because wiring is largely hidden from view, faults can develop slowly over time without obvious warning signs. An EICR provides a clear overview of whether the installation remains safe for continued use and whether it aligns with current UK wiring standards.
Landlords in England are legally required to hold a valid electrical safety report for rental properties, but homeowners and business operators also benefit from periodic inspections. The report helps identify deterioration, outdated equipment or previous alterations that may no longer meet modern safety expectations. Having an EICR carried out offers peace of mind, supports insurance requirements and ensures that electrical systems are properly assessed before problems escalate.
How often should an electrical inspection be carried out?
The recommended inspection interval depends on how the property is used and the age of the installation. In most domestic owner-occupied homes, electrical inspections are typically advised every ten years, while rental properties generally require testing every five years in line with current regulations. Commercial environments or locations with heavy electrical usage may need more frequent inspections to maintain safety and compliance.
Older buildings, properties that have undergone multiple alterations or installations exposed to demanding conditions may benefit from shorter inspection cycles. Regular testing helps track the condition of wiring over time, allowing property owners to plan upgrades gradually rather than facing unexpected failures. A qualified electrician can advise on appropriate inspection intervals based on the specific characteristics of the installation.
What happens if faults are found during testing?
If issues are discovered during an electrical inspection, they are recorded clearly within the report using recognised classification codes that explain the level of concern. Some observations may highlight immediate safety risks that require prompt attention, while others may simply recommend improvements to bring the installation closer to modern standards. The aim of the report is to provide transparency rather than confusion, helping property owners understand exactly what has been identified.
Once testing is complete, you will receive straightforward guidance explaining what the findings mean and what steps are recommended next. Electrical Compliance can discuss suitable remedial work, prioritise urgent issues and carry out corrective measures where required. This structured approach ensures the electrical system is restored to a safe condition without unnecessary disruption or guesswork.
Do you work with landlords and letting agents?
Yes, landlord safety certification and ongoing electrical compliance support form an important part of our services. Rental properties must meet specific legal requirements regarding electrical safety, including providing tenants with up-to-date inspection reports and addressing any identified defects within set timeframes. Working with a qualified electrician helps landlords remain compliant while ensuring tenants are protected from avoidable electrical hazards.
Electrical Compliance regularly works alongside landlords, property managers and letting agents across Devon to arrange periodic inspections, fault diagnosis and general electrical safety work. Clear reporting and consistent communication help simplify the process, allowing property professionals to maintain compliance standards without unnecessary stress or delays.
Can you diagnose ongoing electrical problems or tripping circuits?
Yes. Electrical fault finding involves a structured investigative process designed to locate the underlying cause of recurring issues such as RCD tripping, partial power loss or unexplained outages. Rather than replacing parts at random, professional diagnosis uses specialist testing equipment to trace faults through circuits and identify where deterioration or damage has occurred.
Many electrical problems originate from hidden wiring faults, overloaded circuits or ageing protective devices. By isolating the exact source of the issue, repairs can be carried out more efficiently, preventing repeated call-outs and improving long-term reliability. Accurate diagnosis helps restore confidence in the electrical system while ensuring safety remains the top priority.
Is electrical compliance only for older homes?
Electrical compliance applies to properties of all ages, not just older homes. Even modern installations can develop faults through everyday wear, environmental conditions or poorly carried out alterations. Newer properties may also contain electrical equipment that was installed to older editions of the wiring regulations, meaning periodic checks are still valuable to confirm continued safety.
Regular inspection ensures that installations remain suitable for current usage levels and have not developed hidden defects over time. Whether a property is newly built or several decades old, ongoing electrical compliance helps protect occupants, maintain performance and provide reassurance that the installation meets expected safety standards.
